Bu sayede erken \u00f6demeler veya m\u00fclkiyet devrinde gecikmeler gibi <strong>riskler<\/strong> <strong>\u00f6nlenir<\/strong>. <\/p>\n\n<h3 class=\"wp-block-heading\" id=\"h-treuhandabwicklung\">Emanet i\u015flemi<\/h3>\n\n<p class=\"wp-block-paragraph\">Emanet i\u015flemi, gayrimenkul al\u0131m\u0131nda al\u0131c\u0131 ve sat\u0131c\u0131y\u0131 g\u00fcvenilir bir \u015fekilde korur. \u0130lk olarak, her iki taraf bir <g id=\"gid_0\">sat\u0131\u015f s\u00f6zle\u015fmesi<\/g> imzalar ve ard\u0131ndan bir avukat veya noterle bir <g id=\"gid_1\">emanet s\u00f6zle\u015fmesi<\/g> yap\u0131l\u0131r. Sat\u0131\u015f bedeli daha sonra emanet\u00e7i taraf\u0131ndan y\u00f6netilen bir <strong>emanet hesab\u0131na aktar\u0131l\u0131r<\/strong>.  <\/p>\n\n<p class=\"wp-block-paragraph\">Emanet\u00e7i, t\u00fcm <strong>ko\u015fullar\u0131n yerine getirilip getirilmedi\u011fini<\/strong> dikkatle <strong>inceler<\/strong>. Bunlar aras\u0131nda gayrimenkul\u00fcn ta\u015f\u0131nmaz y\u00fcklerinden ar\u0131nd\u0131r\u0131lmas\u0131 ve al\u0131c\u0131n\u0131n tapu siciline kaydedilmesi yer al\u0131r. T\u00fcm ko\u015fullar yerine getirildi\u011finde, sat\u0131\u015f bedeli sat\u0131c\u0131ya \u00f6denir.  <\/p>\n\n<p class=\"wp-block-paragraph\"><strong>Para<\/strong> t\u00fcm s\u00fcre\u00e7 boyunca <strong>g\u00fcvenli bir \u015fekilde muhafaza edilir<\/strong> ve emanet\u00e7i <strong>her iki taraf\u0131n \u00e7\u0131karlar\u0131n\u0131<\/strong> ve <strong>net s\u00fcre\u00e7leri<\/strong> sa\u011flar. B\u00f6ylece \u00f6deme eksiklikleri veya gecikmeler gibi riskler \u00f6nlenir. <\/p>\n\n<h2 class=\"wp-block-heading\" id=\"h-wichtige-prufung-und-risiken-beim-immobilienkauf\">Gayrimenkul al\u0131m\u0131nda \u00f6nemli inceleme ve riskler<\/h2>\n\n<p class=\"wp-block-paragraph\">Her zaman <strong>onayl\u0131 bir tapu kayd\u0131<\/strong> talep etmelisiniz, \u00e7\u00fcnk\u00fc t\u00fcm y\u00fckler orada belirtilmemi\u015f olabilir. Bunlar aras\u0131nda sat\u0131c\u0131n\u0131n m\u00fclkiyeti, ipotekler, rehin haklar\u0131, \u00f6n al\u0131m haklar\u0131 veya ge\u00e7it haklar\u0131 yer al\u0131r. <\/p>\n\n<h2 class=\"wp-block-heading\" id=\"h-besondere-rechtliche-anforderungen-bei-der-abwicklung\">\u0130\u015flemin y\u00fcr\u00fct\u00fclmesinde \u00f6zel hukuki gereklilikler<\/h2>\n\n<p class=\"wp-block-paragraph\">Bir gayrimenkul\u00fcn m\u00fclkiyetini edinmek i\u00e7in sadece sat\u0131\u015f s\u00f6zle\u015fmesinin imzalanmas\u0131, zilyetli\u011fin devral\u0131nmas\u0131 veya sat\u0131\u015f bedelinin \u00f6denmesi yeterli de\u011fildir. <strong>M\u00fclkiyeti<\/strong> ancak <strong>kaydedildi\u011finizde<\/strong> <strong>tapu sicilinde<\/strong> yeni malik olarak elde edersiniz.<\/p>\n\n<p class=\"wp-block-paragraph\">Bu s\u00fcre\u00e7te \u00f6zellikle dikkatli olunmal\u0131d\u0131r, \u00e7\u00fcnk\u00fc <strong>tapu sicili kay\u0131tlar\u0131n\u0131n s\u0131ras\u0131<\/strong> <strong>haklar\u0131n\u0131z\u0131n ge\u00e7erlili\u011fini<\/strong> belirler.
