Pritom povjerenik, naj\u010de\u0161\u0107e odvjetnik ili javni bilje\u017enik, preuzima upravljanje kupovnom cijenom u povjerenju. <\/p>\n\n<p class=\"wp-block-paragraph\">Kupovna cijena se \u010duva na posebnom <strong>ra\u010dunu povjerenja<\/strong> i ispla\u0107uje se prodavatelju tek kada su ispunjeni svi <strong>ugovorni preduvjeti<\/strong>. To uklju\u010duje osobito <strong>upis<\/strong> kupca kao novog vlasnika u <strong>zemlji\u0161ne knjige<\/strong> te <strong>osloba\u0111anje nekretnine od tereta<\/strong>. <\/p>\n\n<p class=\"wp-block-paragraph\">Ovaj postupak <strong>\u0161titi<\/strong> <strong>kupca<\/strong> od rizika <strong>pla\u0107anja kupovne cijene<\/strong>, a da pravno nije upisan kao vlasnik. Na taj na\u010din se izbjegavaju rizici poput nepla\u0107anja ili ka\u0161njenja. <\/p>\n\n<h2 class=\"wp-block-heading\" id=\"h-wichtige-prufung-und-risiken-beim-immobilienkauf\">Va\u017eni pregledi i rizici pri kupnji nekretnine<\/h2>\n\n<p class=\"wp-block-paragraph\">Uvijek biste trebali zatra\u017eiti <strong>ovjereni izvadak iz zemlji\u0161ne knjige<\/strong>, jer nisu sva optere\u0107enja u njemu navedena. Donosite <strong>odluku o kupnji posebno pa\u017eljivo<\/strong>, jer prodavatelji rabljene nekretnine obi\u010dno nude bez jamstva. <\/p>\n\n<p class=\"wp-block-paragraph\">Prije stjecanja zemlji\u0161ta svakako biste trebali provjeriti sve <strong>zakonske uvjete, prava<\/strong> i <strong>ograni\u010denja<\/strong>.
